how to unlock 3.0 and modem firmware 4.26.08. and then how to upgrade to 3.1.2?

there are HOW-TOs on how to unlock this phone - 3.0 and 4.26.08.
but if i want to upgrade the version to 3.1.2 soon after that, then what is the ideal path to take?

i want to move to 3.1.2 because the phone is losing battery rapidly even after restoring to 3.0 (to show the phone at an apple store due to the battery issue). apple guys say that nothing is wrong with the battery. therefore now i want to unlock again and upgrade to 3.1.2

3G phone.
Firmware: 4.26.08
Ver: 3.0 (OS version)

here is what i am trying as i type. use Pwnage 3.1.5.
Build custom IPSW of 3.1.3 and loading it on a phone with an AT&T activated SIM in it.
Hopefully the phone will get activated this time for use on AT&T (I am doing this procedure a second time - first time i asked Pwnage tool to Activate and read somewhere that doing so makes the phone not work on AT&T).

will update what happens or if i fall in trouble...

iphone appears to be back with cydia installed.
i now need to do the unlock.

i loaded the custome-ipsw through pwnage while an official at&t chip was in the phone. phone was activated. now i have put an at&t prepaid chip in the phone to see if that works.

will unlock. if something does not work will post here.

Ultrasn0w should unlock for you as you upgraded via pwnagetool.

now have a 3G phone.

4.26.08 firmware.

can't seem to find the exact iclarified tutorial i need.
i think i need to use ultrasn0w but not sure if it is something else.
don't want to mess it up.
