I've read the homepage and searched the Dev teams blog, but i cant seem to find a tutorial of how to create the custom firware which doesnt upgrade the baseband?

You need to download Apple Firmware 2.2.1 (3G), a link is here

Then get PwnageTool 2.2.5 (Mac only) and create a custom firmware. PwnageTool 2.2.5 will disable the option to change the baseband.
Make sure your iPhone is at Firmware 2.2
Apply the custom firmware then via iTunes 8.0.2.
So first make sure to have firmware 2.2 on your iPhone (NOT 2.2.1!!!!! - OR YOU ARE STUCK)
then you might want to use this tutorial
iClarified - iPhone - How to Jailbreak Your 2.x.x 3G iPhone (Mac) [Updated 2.2.1]
for applying a safe version of firmware 2.2.1 with the baseband of 2.2 (cause the custom fw made by PwnageTool 2.2.5 wont toucht the baseband you have.

for instructions on how to unlock then.

We do not allow direct links to custom firmware files (copyright issues). Member shade.sh is a longtime member here, just drop him a pm, he might be able to recommend what to do.
Just one personal note: I'd always prefer my "home-made" custom software, this way I know what's in there. So maybe you do have a buddy with a Mac...

So you are almost there, the iPhone's baseband is already at the correct version.
I just wrote that up cause Yellowsn0w wont work with basebands < 02.28.00 aswell. So if your iphoen would be at firmware 2.0.2 or 2.1 you first would have to restore to Apple Firmware 2.2 to meet the baseband requirements.
What PwnageTool 2.2.5 not does when using with iPhone 3G firmware is to touch the baseband. so it will do the jailbreak, activation, put nstaller and Cydia on it but leave the baseband at the version that is installed when applying the custom firmware.
This is exactly what you want. it will give you an iphone with firmware 2.2.1 but the baseband from 2.2 (02.28.00). When done just add the yellowsn0w source to Cydia's sources, install the Dev team's solution and your done.

I dont know what to select if it was not greyed out.. i.e. has the ability to stop the bootloader from upgrading been disabled by being greyed out... OR is it meant to be greyed out to stop the bootloader from upgrading?

Thats the reason why you get firmware 2.2.1 but stay with the old baseband. Thanks to the Dev Team the option to change anything on the baseband is greyed out.
The blue arrow thing is just telling you to continue with the following selections like if you want a custom boot logo or not...
It is pretty straight forward.
